Home Checklist

Following is a checklist compiled to help you with your home maintenance and care!

Spring
  • Ensure grading is correct and water drains away from the house.
  • Check the fence around pool and yard intact, gates working properly.
  • Check for signs of rodents, bats, termites, roaches in the yard, crawlspace, attic, basement and garage.
  • Clean window wells, gutters, downspouts. 
  • Make sure gutters are sealed, and water flows away from the house.
  • Turn on sprinkler system, outside water sources. Check for leaks and repair as needed.
  • Clean leaves and yard debris from gardens, around shrubs and along the foundation of your house.
  • Inspect foundation of your house for cracks, signs of settling, or wet walls.
  • Check chimney, skylights, plumbing vent, flashing.
  • Check attic for signs of leaking and rot.
  • Inspect the outside of your house for loose caulking and peeling paint.
  • Check shingles on house.
  • Check windows and doors to make sure flashing is intact, check for proper operation.
  • Look for signs of leaking windows and doors, repair.
  • Clean screens on windows and doors.
  • Clean dryer vent.
  • Check and clear exhaust ducts.
  • Inspect basements and crawlspaces.
  • Check for water or puddles, inspect floor drain, inspect Hot water system.
  • Inspect sump pump, check valve, and make sure backup system is working properly.
  • Check bath and kitchen fan operation.
  • Clean kitchen exhaust fans and screens.
  • Have HVAC spring service completed, check operation of dehumidifier.
  • Replace filters in HVAC system.
  • Check electrical outlets for damage, check cords, test ground fault interrupters.
  • Check and test smoke detectors and CO2 alarms.
  • Replace batteries.
  • Inspect joints in tile and caulk around sinks, tubs and repair.


Summer
  • Inspect roof for damage, loose shingles.
  • Inspect driveway for cracks and settling.
  • Drain water and sediment from your hot water heater and replace the water.
  • Check pressure valve, and vent.
  • Replace the filter in the HVAC System.
  • Check the drain for blockage. 
  • Check hose connections to the clothes washer, dishwasher, ice machine for leaks.
  • Replace washer hose every 5 years.
  • Check traps and drains under all sinks for leaks.
  • Clean and check refrigerator drip pan.


Fall
  • Check attic and crawlspaces for leaks, loose insulation, pests.
  • Disconnect hoses, drain and store for winter.
  • Remove window air conditioners and store.
  • Shutoff water sources to outside hose beds and sprinkler system.
  • Drain sprinkler system of all water.
  • Check caulking around sinks, showers and tubs.
  • Inspect seals around windows, doors, and flashing around chimneys.
  • Have HVAC system serviced for winter.
  • Check dryer vents, exhaust fans.
  • Inspect gas heater ventilation.
  • Clean yard of all leaves and debris.
  • Aerate and seed yard as needed.
  • Apply winter fertilizers as needed.
  • Clean gutters and downspouts.
  • Make sure all leaks are sealed and there are no blockages in the downspouts.
  • Check garage door for proper operation.
  • Replace all garage light bulbs with new bulbs for winter.
  • Check water main/meter or well pump for leaks or sweating.


Winter
  • Check doors and windows for cold air leaks throughout the winter and repair as needed.
  • Monitor chimney, attics, crawlspaces for pests.
  • Replace HVAC system filters.
  • Monitor gutters and downspouts for leaks and blockage.
  • Oil locks and hinges on doors, tighten hardware in house.
